Villa Rental Guide | How It Works

Welcome to the Villa Rental Guide Kalkan Villa Rental. This essential guide explains step by step how our booking process works, what’s included in your stay, and the rules across Kalkan, Kaş and Fethiye.

Individual listings may include additional or slightly different terms; where there is any difference, the listing page applies.


1. Prices & What’s Included

  • Prices are shown per week (7 nights) unless stated otherwise.
  • Nightly rates may be available on individual listings.
  • Your total price is calculated automatically when you select your check-in and check-out dates.
  • Gap-night requests (1–2 nights between bookings) are usually not accepted but can sometimes be confirmed after checking with the property owner.
  • Unless otherwise noted, prices include: electricity, water, bottled gas, pool & garden maintenance, initial cleaning, and (if available) Wi-Fi and listed digital TV services.
  • Please bring your own beach towels. House towels/linens are for in-property use only.

2. Discounts for Longer Stays

  • For stays of 15 nights or more, we may offer up to 10% off (subject to owner approval).
  • Winter/off-season rates (December–March) may be lower. Contact us for a tailored quote.

3. Check-in & Check-out

  • Standard check-in: 16:00–19:00 (4–7 pm).
  • Standard check-out: by 10:00.
  • Times may vary by property—always check your listing and Travel Info Pack.
  • On same-day changeovers, check-in may be delayed due to cleaning.

4. Booking Documents

Once your booking is confirmed and pre-payment is received, you’ll receive:

  • A Booking Agreement in your name.
  • A Travel Info Pack with property address, key collection details, contact numbers, driving directions, and house rules.

5. Location & Local Services

  • Most homes are in Kalkan, Kaş, and Fethiye. For privacy, map pins show general areas; full details are shared in your Travel Info Pack.
  • Distances and floor areas are approximate.
  • Local markets and restaurants may be seasonal, with varying hours and delivery coverage.

6. Occupancy & Extra Beds

  • Each listing shows the maximum occupancy.
  • Infants (0–3) are not counted in the guest limit. Children (3–12) are counted as full guests if a normal bed is required.
  • Extra beds/cribs may be available on request (extra fees often apply).

7. Facilities & Furnishings

  • All homes include bedrooms for the stated capacity, lounge, fully equipped kitchen, and bathrooms proportionate to occupancy.
  • Outdoor areas generally feature seating/dining space.
  • Hot and cold water are available.

8. Photos & Property Accuracy

  • Photos represent the property you’re booking.
  • In villa complexes with multiple near-identical units, sample photos may be used; layout or view may vary slightly.

9. Damage Deposit

  • A refundable damage deposit (amount shown on the listing) may be collected on arrival.
  • Refund is issued at departure after inspection if no issues are found.
  • Report any accidental damage during your stay to avoid disputes.

10. Pets

  • Pets are only allowed if explicitly stated on the listing.
  • Additional cleaning fees or pet deposits may apply.

11. Beach & Sea Access

  • Public beaches in Türkiye differ from private beach clubs. Facilities may vary depending on location and season.

12. Insurance

  • We strongly recommend arranging travel insurance (cancellation, medical, and personal liability).
  • Property insurance held by owners does not cover guests’ belongings or accidents.

13. House Rules

  • Illegal items are strictly forbidden.
  • Excessive noise or behaviour disturbing neighbours may lead to eviction without refund.
  • Respect local quiet hours.

14. Short-Term Rental Law (Türkiye Law No. 7464)

In compliance with Türkiye’s short-term rental regulations:

  • Guests must provide valid ID for all staying guests.
  • Respect authorised guest capacity and house rules.
  • Failure to comply may result in cancellation or eviction.

15. Maintenance Access

  • Pool, garden, and technical staff may require access for maintenance or urgent repairs.
  • We aim to minimise disruption and inform you whenever possible.

16. Force Majeure

Kalkan Villa Rental is not responsible for events beyond reasonable control (e.g., power cuts, water interruptions, severe weather). We will assist and communicate promptly in such cases.
